Falcon Ridge FAQ
The following brief information is to assist you in understanding the logistics of the Falcon Ridge Community. There are 109 homes in the neighborhood consisting of 1921-1941 Gorman Street, 4100-4145 Kaplan Drive, and Trexler Court.
General Guidelines
- Exterior home maintenance covered by HOA includes, but is not necessarily limited to: gutter cleaning, grounds maintenance, private street maintenance, street lighting, exterior painting, wood repair, siding repair and replacement, roof repair and replacement, deck stain, deck repair and replacement, quarterly insect inspection/treatment, an annual termite warranty contract, and plumbing located outside the house up to the city water meter or city sewer line.
- Garbage and recycle curbside pick up is Thursday mornings except for holiday weeks. You will be left a note on your trash can with holiday schedule updates.
- Landscapers visit the property weekly during the warmer months and as needed during the colder months. Schedules may change due to weather.
- The property management company is Grandchester Meadows, Inc. All documents and community information can be found at www.grandchestermeadows.com or by calling (919) 389-7944.
- The current BOD members are: Julie Chastain, Greg Sluder, Rick Burnett, Joe Levinski, Greg Lundberg, and Anand Paleja. Email HOA Board
- BOD meets as needed at the home of a Board member. Call or write if you would like to attend a meeting.

- Parking arrangements are as follows: Each home is permanently assigned two spaces and allowed for a fee to reserve additional spaces for each bedroom over two. Examples: A two bedroom is only assigned two spaces and would not be eligible for additional spaces (unless available for a lottery). A three bedroom home would have the two assigned spaces and would be eligible to reserve a third space for an annual fee of $35.00.
- Pets: Allowed but must follow all Wake County ordinances.
- One advertisement sign is allowed in the front yard or in a window but is not allowed in the common area.
Falcon Ridge Owner Inspections
This information is intended to help the Home Owners Association provide proper maintenance for your town house and to help you identify interior problems. The HOA is responsible for numerous exterior maintenance projects which are defined in the Covenants. Please refer to the Covenants for specifics about the exterior maintenance requirements of the HOA.
The HOA routinely inspects the property to determine future maintenance requirements but there will always be some issues that are missed or concealed. Please submit a written report of any problems in a timely manner to the HOA mailing address or email the property manager. A written report is required so that the HOA can properly track all work orders.
Exterior Items to Inspect
- Window and door frames — These can start to show wood rot on the inside portion of the wood frames which is concealed from the outside.
- Roof and chimney — This will require that you inspect your attic area for recent signs of water penetration. There are several causes so please try to be specific when you describe your findings.
- Gutter and downspouts — These are cleaned out routinely, but please let the HOA know if a gutter is clogged or not functioning properly.
Interior Items to Inspect
- Plumbing and Hot Water Heaters— It is important to periodically check the condition of your plumbing and hot water heater. This will require that you inspect the crawl space area where the hot water heater and other main plumbing lines are located.
- Toilets and showers — Toilets should be inspected frequently to prevent slow water leaks. Showers need to be properly caulked to prevent water leaks. Toilets should not be used to dispose of unsuitable materials.
- Insulation — There is insulation in both the attic and crawl space areas. You should be inspecting to make sure the areas are properly insulated.

Q. What would be a list of reasons a vehicle would be towed?
A. Tow for the following:
- Resident calls for people parked in their assigned space. Make sure to get their address and the number/letter that you are towing from.
- Double parking with the exception of a bike/ car combination.
- Vehicles with expired tags or no tags at all (there are one or two of those right now)
- Vehicles not parked in a space/ on the grass/ on the sidewalk/ etc.
Q. What do I do if I need a replacement key for my mailbox?
A. The mailbox keys are maintained by the post office so you will need to contact the Post Master at the Lake Dam Post Office Annex. The phone number is on the website under HOA contractors. There will be a fee charged by the Post Office. You could also call a general contractor or locksmith if you do not want to go through the post office.
Q. What do I do if I need new or replacement garbage cans and / or recycle bins?
A. Please contact the City of Raleigh. They are also responsible for your water/ sewer service.
