Savannah Homeowners Association—Previous Announcements
Hello All,
There have been two consistent complaints I have received as your property manager over the course of the summer. The first and most noticeable complaint is when a home owner is not properly maintaining their landscaping and / or their home. Your HOA has been working hard to improve the appearance of the common areas now that the builder is in the final stages of completing the development with the expectation that this will help everyone. At the same time, many home owners have received reminders at their doors and/ or in their mailboxes about various maintenance activities needed at their home. It is important for all home owners to familiarize themselves with the community standards so a revised version will be available on the website next week. The following specifics will be added to the 2005 version to help clarify what is expected of every home owner:
- Grass Height: Max 7 inches, Min 3 inches to avoid being cited.
- Edging around yard and sidewalks should be completed regularly.
- Blow/sweep off sidewalks and street area in front of home.
- Clean gutters of debris as needed. (There are homes right now with small pine saplings growing out of their gutters!)
The other constant complaint is about pet owners who do not keep their pet on a leash and/ or do not clean up after their pet. As an owner of two dogs I understand the responsibility involved in having a pet. Although I honestly believe my dogs are the best dogs ever; I know my neighbors may not share my enthusiasm so it is important that they are on a leash when not in my yard and that I clean up after them when I take them on walks through the neighborhood. I understand this to be just basic courtesy regardless of my opinion of my dogs and I hope that everyone in Savannah can count on their neighbors to understand this as well. In the event that you have a neighbor who doesn’t follow these simple guideline, contact us so that we can follow up with a reminder to the violator.

I hope you have been enjoying your summer. Important information regarding our pool, Board meetings and HOA dues are listed below.
- POOL CLOSING - Last Day our pool is open is SUNDAY, September 13th.
- September 17th HOA Board Meeting - 6:30pm at Cedar Fork Community Center. Meetings will now be monthly. September Agenda will include - 2010 Budget initial planning, Reserve Study Outcomes, Landscape progress, Pool Cabana Maintenance.
- HOA DUES - Quarterly payment of $125.50 is due October 1st. Go to www.grandchestermeadows.com and select Savannah to get payment information.
- Savannah Cleanup Day - Save the date! Saturday, October 3rd. We are going to coordinate our Cleanup day with the Town of Morrisville's cleanup day. More details soon.

This is a reminder that the HOA will be hosting a pizza party at the pool this Saturday (6/20) starting at 3 pm and ending at 5 pm. I encourage everyone to join your neighbors at the pool on Saturday to come together as a neighborhood.

Savannah Neighbors — We need your help and input.
Our pool requires immediate maintenance before it can open for the 2009 season. The estimated cost is $7000. To ensure we are using HOA money wisely, the Board is establishing a Financial Review Committee.
1. FINANCIAL REVIEW COMMITTEE
Duties: Advise HOA Board on Finances and Budget; Review Capital Improvement Projects, New Projects, and Contracts. This Committee will review the 2009 Engineering survey results. Committee meetings will be monthly or as needed. One representative from Committee should provide an update at Board Meetings.

2. POOL SITUATION
We have been informed by our Pool Company, Pool Professionals, that a new federal law, Virginia Graeme Baker Pool & Spa Safety Act, came into effect December 2008. Our Pool was evaluated and found to be out of compliance. To bring our pool up to code we must replace drains on the swimming and toddler pools. This is a major repair.
Adoption of this federal law was not clear in North Carolina until recently, therefore many pools in our state will require maintenance immediately. We must act quickly to ensure we can get the repairs done before our Pool season.
3. POOL SOLUTION
Grandchester Meadows has obtained a bid from our Pool Company for the repair. Another company will be providing a bid next week.
