What do the HOA assessments pay for?
- Administration
- Area street lighting
- Common Sidewalks
- Exterior Maintenance
- General Liability for the common areas (HOA policy does not insure any part of the buildings)
- Landscaping / Irrigation (including single family home lots)
- Mailboxes
- Private Streets
- Replacement Reserves (maintained for Town Home re-painting and Town Home re-roofing at required intervals)
- Termite Treatments (town homes only)
- Water / Sewer
Important Items to Note:
• Insurance – All owners need to purchase insurance that provides coverage for the entire unit. This policy is commonly known as a HO-3 policy. A copy of the master insurance policy is available here.
• Master Association – All Lakestone Village Town Home Owners are also legal members of the Lakestone Village Master Home Owners Association. Owners also pay separate dues to the Master Association for the pool expenses, maintenance of the entrances, playground, lake and other common areas. The Master Association is currently managed by Real Manage and the quarterly dues are $134.40.
• Garbage Pick-up: The city will pick up garbage each Monday morning and recycling on alternating Wednesday mornings.

• Previous Paint / Stain Cycle Information (2013): The decks of all townhomes were power washed and the deck floors stained in June 2013 with Olympic Maximum semi-transparent stain. The color was #700, Sierra. The rear stoops and stairs of the seven unit townhome building (which do not have decks) were stained as described above in June 2013. In the summer of 2014, the exteriors including the deck uppers (spindles, etc.) for the 3 original townhome buildings were painted /stained.

INSURANCE VERIFICATION
All owners are required to carry an HO-3 insurance policy that covers the interior and exterior of their respective dwelling. To ensure that all owners are properly covered, the HOA is requesting that all owners send in a copy of the ‘insurance certificate’ page each year upon renewal.
