ARCHITECTURAL Applications
Exterior Change Requests – Sunset Ridge North
Before Proceeding:
– Read the ARC Guidelines in the Document Index as it relates to your project; Page references are listed next to each type of application as a guide.
– Obtain a completed neighbor signature form.
This page has been developed in an effort to both educate you about the role of your home owner’s association and to assist you with your home improvement ideas. Please read all of your community documents linked at the bottom of the homepage before starting any exterior project. Your neighborhood requires that you submit a completed application below prior to starting any changes to your home exterior and/ or landscaping. Before mistakenly assuming that your project is “too minor” to require an application, please take the time to send an e-mail to confirm that your assumption is correct.
Plot Plans & Other Documents: You should have a plot plan with your closing documents or search your address on the Wake County website: property search. Photos and brochures are great additions as well so you may attach these to the form below or email to architectural@grandchestermeadows.com, mail them to PO Box 1149 Apex NC 27502.
Inform Your Neighbors: Your neighbors have the right to know of your future plans. Please speak with all property owners having common lot lines with your property along with property owners who may reasonably view the improvement from their property. This discussion is not for approval or denial of any application. It is simply acknowledgment of the changes you are proposing and they may click here if they wish to submit any concerns to the HOA.
THE PROCESS
The governing documents for the HOA require that owners seek approval from the HOA for any exterior changes to their lot. This is often referred to as an Architectural Request or Change.
Projects that require approval: fence install, new shed, driveway extension, new exterior paint colors, large scale landscape changes, etc.
If you are replacing an existing deck or giving the exterior a fresh coat of the same color paint, please proceed. These are considered home owner maintenance items and do not require pre-approval.
If you are unsure if your project requires approval, it is always best to check first – send us an email.
what will be needed
All applications should include detailed, easy to understand drawings with a plot map outlining location within your property lines plus notes that include plans, elevations, construction details, colors, location, etc. as necessary to fully describe the proposed project. Please include as many details as possible to summarize your exterior change plans. The more details the better.
NOTE: Generic statements like, “I want to install a fence.” will not be accepted and will delay the approval process.
