Who do I contact if a street light is not working properly?Street light outages should be reported to Duke Energy Progress since they maintain the lights.
What are the guidelines that I need to follow in regards to “rebuilding/repairing” my existing deck? You should rebuild and/or repair your deck back to the original style, shape, and size. However, several building codes have changed since the original construction so it is understood that some changes will be required by these updated codes. It is understood that the home owner will obtain all necessary building permits prior to starting a re-build. Please go to the architectural change request form if you are planning a change to your deck which is by choice rather than a code requirement.
How do I know if I need HOA approval before attempting to rebuild/repair an exterior feature? Please ask the manager before proposing your changes or building/site plans. You will receive an email back that will tell you if HOA approval is needed. Also, it will guide you on the necessary steps to follow in order to complete the changes. Otherwise, you should assume approval is required and complete the architectural change request form.
Can you tell me what the Home Owners Association dues cover? The Monthly assessments, or dues, are used for general maintenance of the property. The monthly assessments are also used to procure the services of a property management company, which assists in maintaining the property in a responsible and professional manner.
The monthly assessments cover monthly and long–term projects related to, but not limited to, the following:
- Exterior Building Maintenance- Siding and non-window / non-door trim only. Roof repairs and replacement
- Maintenance of common areas, including landscaping
- Maintenance of common sidewalks and roads
- Mailbox repairs and replacement
- Trash & Litter removal from common areas
- Electricity for streetlights
- General Liability & Hazard Insurance for the common areas (no hazard insurance for dwellings)
- Capital as well as Emergency Reserve Funds
- Monthly property management fees
- Annual Stormwater fees paid to the City of Durham
- Annual Association dues paid to Woodcroft Community Association
